Set up a tour of homes with me that you would like to see.
Narrow your search by process of elimination.
Choose a home that you would like to own.
Receive a comparative market analysis from me that will help you determine how much you want to offer for the home.
Make an offer! Complete a purchase contract and put down an earnest money deposit.
Once the offer is accepted I will schedule the home inspection and termite inspection. (These are for your protection so that you know the quality of the home you are purchasing.)
Request any repairs from the seller that may be necessary as recommended by the inspection reports.
Before close of escrow: arrange financing for close of escrow, order home insurance, call in advance to have utilities switched to your name as of the closing date, complete a pre-close walk-through of home with me.
Attend Close of Escrow and sign documents.
Receive keys upon recordation of deed and congratulations on your new home! :-)
I will come to your home to meet with you, evaluate your home, discuss your needs, and provide you with a comparative market analysis.
I will recommend an asking price based on a current market analysis.
Once you have chosen to have me represent you in the sale of your home I will ask you to sign a listing agreement with me and complete a Seller's Property Disclosure Statement as required by law.
If allowed in your neighborhood and you are in agreement, I will have a Coldwell Banker Success Southwest sign placed out in your front yard.
I will take photos of your home to be posted on the Multiple Listing Services website and use them in the flyers I will create.
I will place a key-safe lockbox on your property so that other real estate agents can show your home.
I will arrange a tour of your home by local real estate agents so that they know your home is available for sale.
I will advertise your home in the local newspapers and on the internet.
I will create colored flyers with photos of your home and details that buyers will want to know.
I will hold open houses at your convenience.
I will be persistent in our combined efforts to find a buyer for your home and help you negotiate the best deal possible as quickly as possible.
